Feb. 24--CELINA, Texas--As he sweeps the sidewalk outside the Rex Real Estate office, Mike Gorelangton looks like a member of the morning cleaning crew.

He's really the building's owner and Rex Real Estate's landlord, but Mr. Gorelangton says he wouldn't start his day in downtown Celina without sprucing up.

"I could hire someone to do this, but why should I?" said Mr. Gorelangton, who moved to Celina from Honolulu four years ago. "I've got the time, and I like being down here. The more I can do around downtown, the better I like it here."

Mr. Gorelangton and other downtown merchants are working with city officials to protect their investments as Celina prepares to become the next development target in the Dallas area's relentless march north.
