A mechanic's lien is an effective method of obtaining payment for work performed or supplies provided on a construction project. Essentially, the mechanic's lien forces the individual who owns the property to either pay for the work or face foreclosure on the property. As such, it is a very valuable tool. However, in Missouri, as with all states, mechanic's liens are valid only if the proper procedure is followed--although courts tend to construe the scope of the improvements protected by mechanic's lien laws as favorably to mechanics and material men as can legitimately be permitted.
