Many companies record lien releases, reconveyances and assignments, helping lenders manage loan payoffs and loan transfers. And the business is booming. The refinancing wave of the last 14 months has generated a record level of loan payoffs in addition to the widely publicized record volume of loan originations. While lenders are raking in cash on the front end of the business, they are also dealing with an unusually high workload on the very back end of the business - releasing the lien when a loan pays off or, as they say in some states, reconveying title to the homeowner.
The problem is, nobody is raking in cash from assignments and lien releases. Instead, having to file documents at the county courthouse is just a cost center for most people in the mortgage industry.
