The single largest mistake companies make in choosing an office location is not allowing enough time to find the best space and to negotiate optimum terms, say commercial leasing experts and a national survey.

"I recommend a minimum of six to 12 months for securing a new facility," says Greg Schenk, president of the Schenk Co. in Columbus. "Delays can range from initial lease negotiations to building permits for finishing or renovation, architectural plans and the renovation work itself."

If an existing facility is unavailable, new construction can add as much as nine months to a year or more, Schenk says.

A survey of the 10 most common lease negotiation and site selection mistakes, conducted by Washington, D.C.-based International Tenant Representative Alliance over the first quarter of this year, finds the top mistake business owners make is not allowing …
