Like dominoes, the pieces of a deal to renovate the historic John Ringling Towers building as a 95-room luxury hotel seem to be falling into place.

"In the past, we have been close and never quite made it," said Don Smally, president of the John Ringling Centre Foundation, the fund-raising group that has put together a $9.3 million deal to save the 70-year-old building.

"Now we have all the agreements," he said.

Here's how Smally expects things will proceed:
