New S.F. tenants mine a rich vein of snazzy sublease space.

NBC Internet has surpassed iXL Enterprises and E-Groups as the company offering the most sublease space in San Francisco.

The content provider, which just fired 150 workers as a cost-cutting measure, is offering seven floors at 225 Bush St., or 160,000 square feet. Some of the floors were already on the market as space needed for future expansion.

NBCi will keep three floors.

Mark C. Rosen of Rosen Realty Group, NBCi's broker, expects the space to be snapped up quickly. Asking rent is $52 to $62 per square foot and the price includes snazzy high-tech furniture.

"NBCi has sunk a lot into tenant improvements," Rosen said.
