Firm turning Dallas mall into office building.(Provident Realty Advisors Inc.'s conversion of the Northtown Mall in Texas)

FAR NORTH DALLAS - Provident Realty Advisors Inc. is completing the first-ever conversion of a Dallas mall into an office building.

Provident is spending about $9 million to renovate 266,000 square feet of the Northtown Mall, at the southeast comer of Webb Chapel Road and the LBJ Freeway.

The Dallas-based company acquired the 31-year-old mall last September for more than $15 million.

The converted building will be called The Webb @ LBJ, said TD. Briggs of Trammell Crow Co., the property's leasing agent.

Provident is keeping the mall's existing structure, but adding new windows, landscaping, electrical and HVAC systems and additional parking to the site.

The goal of the project, which should be completed by May, is to create a first-class office building.
