May 23--TAMPA -- After months of denying problems existed at River Pines apartments, property managers on Tuesday conceded that nearly half the units need some type of repair.
The admission came at a Tampa Housing Authority board meeting, which prompted one board member to call for an independent inspection of the senior retirement community. The authority owns the complex but does not oversee day-to-day operations.
The board did not act upon the request for an independent inspection.
Fred Rath of Rath Harper and Associates, the private firm that manages the 300-unit complex, provided a 59-page report on conditions. He cited 144 units that need repair, including 40 that have mold or mildew.
The other issues cited include maintenance or repair to air conditioners in 15 units, plumbing and caulking repairs to bathrooms and kitchens in 78 units and vinyl floor repairs in 11 units.
Rath's staff inspected each unit May 7. He and other property managers met one-on-one with about 70 residents after the inspections.
