May 12--WALL, N.J. -- Sherry Palmer of Wall owned a building across the street from Wall High School for five years, and in that time four different businesses, all pizzerias and sub shops, attempted to make a successful run in the spot.

While one business stayed for more than three years and another was only there for a matter of months, Palmer said all of the businesses closed for the same reason: the amount of work that running such a business requires.

"You just have no idea until you do it," Palmer said.

That shouldn't be a problem for the new owner.
