Jul. 27--A part from building quality and furnishings, rental charges and location are the two most important factors for Bangkok residents selecting apartments, according to Jones Lang LaSalle.
Benjawan Suewongprayoon, senior research manager at the property company, said that while Bangkok was one of the cheapest residential locations among large Asian cities, most tenants were sensitive about the rent.
"Most rent apartments near the central business district area, which offers acceptable proximity to their offices in the city centre." Sukhumvit ranked first among the most popular residential areas selected by expatriates working in Bangkok, with an average occupancy rate of 89 percent out of around 7,000 apartments available.
Rents in the Sukhumvit area range from 20,000 a month for a studio to 150,000 baht for a fully furnished penthouse.
The southern central district ranked second with an average occupancy level of 87 percent in an area covering Sathu Pradit, Nang Linchi, Chan, Narathiwat Ratchanakarndra and the older part of Charoen Krung roads. Rents range from 15,000 baht for a one-bedroom unit to 200,000 baht for a penthouse.
